Property SPV is a UK company formation service for property investors. We help landlords and investors set up a special purpose vehicle (SPV), which is a limited company used only to hold property. We also look after the company's administration once it is set up.

We form SPV limited companies using property-specific SIC codes. Once your company is set up, we can also handle confirmation statements, changes to officers and people with significant control (PSCs), issuing and transferring shares, share reorganisations, multiple share classes, customised Articles of Association, VAT and PAYE registration, registering and removing charges, full company secretary services, dormant company accounts and a registered office address in London.

We work with landlords, property investors, property managers and agents. Clients range from first-time buyers setting up their first company to experienced investors with several properties.

There are four steps. First, choose and check your company name. Second, choose a package. Third, add any extra services, such as VAT registration or a registered office address, and pay online. Fourth, give us your directors', shareholders' and PSC details and complete identity verification. We then file the application with Companies House.

With our express service, most companies are set up within 24 hours. Standard Companies House registration usually takes 2 to 3 working days. You receive your incorporation documents and authentication code digitally.

We support you by email and phone from your first enquiry to incorporation and beyond. Depending on your package, support includes help choosing the right structure for your company, identity verification for directors, a business bank account referral and a consultation with a property accountant or tax specialist. After incorporation, we can keep your company compliant with Companies House.

Yes. Non-UK residents can set up a UK limited company with us. You will need to provide extra identification documents as part of the verification process. Our team supports overseas clients by email and phone wherever they are in the world.

Yes, through our sister firm, UK Property Accountants. They prepare SPV accounts and Corporation Tax returns and give specialist property tax advice. Every package also includes a RentalBux subscription for the first 12 months, so you can keep track of your rental income and expenses.

Packages start from £12.99, plus the £100 Companies House fee. Higher packages include extra support, such as director identity verification and a longer consultation with an adviser. Prices for non-resident clients are different. Please see our Packages page for full details.
